Leasing & Application Process
- You can apply online at https://gardencommunitiesca.securecafe.com/onlineleasing/apartmentsforrent/guestlogin.aspx.
- Applicants must also provide a government-issued picture ID. This can be in the form of a driver’s license, U.S. Passport, Resident Alien Card, Foreign Passport with valid US visa or any other government issued ID.
- A $50 credit check fee is required for each adult (18) eighteen years of age or older. All adults (18) eighteen years of age or older must be named on the lease agreement.
- A holding deposit is required in all communities – please contact the leasing office for details. The holding deposit is refundable if an applicant is declined. Applicants who are approved will find the holding deposit applied to the total deposit amount due for the unit (deposit amounts vary by unit type.)
Floor plans are available for Garden Communities at our website www.GardenCommunitiesca.com. We are constantly upgrading and improving our floor plan database.
Specials may be available at select properties. We encourage you to check the availability, which would include any specials, on each community’s website. Please note, pricing and specials are subject to change at any time.
Yes, if available! Applicants are encouraged to view the apartment (if available) that they are interested in prior to preparing the application. You may also join us for an in person or virtual tour of our model units – please visit the individual community site for more information.
While the majority of our apartments are rentals only, we do offer a selected number of condominiums for sale. For more information on properties for sale, visit our website.
A typical lease period is one year. Please contact the leasing office for additional details.
Those interested in receiving directions to any of Garden Communities properties are encouraged to visit www.GardenCommunitiesca.com. Here, guests can obtain access to each property’s phone number, address and printable directions.
Residents can move-in as soon as the selected unit is available for occupancy, the selection criteria has been met, a lease is signed, and all move in monies are received.
Renter’s insurance is required at all communities.
Garden Communities has partnered with Cort Furniture Rental for all your furniture rental needs. For more information, please visit the leasing office.

Community Living & Services
Each community’s home page offers a “Neighborhood” link, allowing users to learn more about the surrounding community. Whether you are looking for schools, shopping, restaurants, or virtually anything else, check out the “Neighborhood” page.
You will pay rent online through your RentCafé portal.
